MLS Listings

The MLS

The MLS has listings of all kinds. It has Houses, Condos, Single Family Homes, Duplexes, Triplexes, Fourplexes, HUD Homes, REO's, Bank Owned Homes, Foreclosures, Foreclosed Houses, Short Sales. Twin Homes, Condominiums, Townhouses, Townhomes, and Houses of all varieties and styles. There is no one MLS. Each metro area has one or more MLS's that its participating real estate brokers can belong too.

Realtors list the large majority of houses as it is very hard to sell homes by owner. Almost all realtor listings end up on the MLS. The number one tool for realtors, and the most efficient way to market your house is to add it to the MLS.

Find MLS Listings

Most MLS's have two versions. One exclusively for licenced real estate agents, and another feed available for the general public. Both versions contain all the available Realtor Listings, The only difference is that the real estate agents version has more details. This gives the Realtors more power and knowledge. Most good agents have feeds to the MLS available on their individual websites. The most effective MLS feed and search features are found on ZIP Realty's Multiple Listing Search Site. This search site is free to use, and if you do find a property you want to by, you actually get paid 20% of the Realtors Commission at close.

Why is it important to have your home listed on the MLS?

Nothing gives your house more exposure than simply placing your home listing on the MLS. The MLS is not just a database, it provides fees too thousands of othher sites, from individual Realtors Webpages, too big national websites like Homegain, Realtor.com, and Zip Realty. The more exposure your listing has, the more likely it has that it will sell.

Flat Fee MLS

Some Discount Brokers offer what is called the "Flat Fee MLS" Under flat fell MLS Listings the listing brokerage places your house on the MLS, but you still represent yourself. The listing brokerage is still required to collect the paperwork in many states, but you as the seller do not have an agent representing you. Flat fee MLS services can run for several hundred dollars. This fee you have to pay upfront, just to get listed. Wheras, with most Realtor listings you don't pay anything unless the agent actually sells your house.

 

Foreclosures on the Multiple Listing Service

Even foreclosures are on the MLS. Preforeclosure and Short Sale Houses are often listed so sellers can get rid of them before the foreclosure auction, and reo and bank owned homes are always listed and appear on the MSL.

In some areas the term "MLS", is forbidden, because MLS is registered by the MAjor league Soccer. This doesn't stop most people from searching for MLS homes. After all the Multiple Listing Service Realtors use was around much longer than Americas Professional Soccer League.
